Estimates, not offers
Every figure the app shows is an estimate calculated from numbers you entered and limits published by the programs. It is not a loan quote, a rate quote, an offer to lend, a commitment, a pre-approval or a guarantee of any outcome. A “sizing estimate” means only that your numbers fit inside a program’s published limits on the day you ran them. Lenders underwrite their own NOI, value, reserves, rate and terms, and their numbers usually differ from yours.
The rate the app uses is an example built from a U.S. Treasury yield plus a spread that you can change. No lender has priced it.
Who we are
Stackup is operated by Janover Capital LLC, a commercial mortgage brokerage. We arrange loans; we do not make them. If you send a request, it goes to Janover Capital only, and a person at the desk replies. The desk shares your details with lenders only if you ask it to take your loan to market, and any fee is agreed with you in writing before you commit to anything. We don’t arrange consumer mortgages or loans on 1-4 unit or owner-occupied homes.
Business purpose only
The app and the desk deal with loans on apartment buildings held for investment or business purposes. They are not for buying or refinancing a home you live in.
No agency affiliation
Stackup and Janover Capital LLC are not affiliated with, endorsed by or acting for the U.S. Department of Housing and Urban Development, the Federal Housing Administration, Fannie Mae, Freddie Mac or the Small Business Administration. Program names are used only to describe those programs. HUD and FHA loans are made by approved private lenders, and Fannie Mae and Freddie Mac loans by their approved lender networks.
Licensing
Commercial mortgage brokers are licensed differently from state to state, and some states require no license for business-purpose loans. Whether a license applies to a particular request depends on the property’s state and the loan, and is decided before the desk acts on it.
Sources and dates
Program limits come from the documents listed on the program page, each with its date. They can change without notice. Check the date beside any number before you rely on it.
